The check

What the check covers.

Landlords must have every gas appliance and flue they provide checked by a Gas Safe registered engineer every 12 months. Tenants get a copy within 28 days, and new tenants before they move in. In Scotland, landlords must also have a CO alarm in every room with a boiler, fire or other fixed carbon-fuelled appliance, or a flue (cookers and hobs excluded).

  • Boilers, cookers, hobs and water heaters supplied by the landlord
  • Flues and ventilation checked
  • Operating pressure or heat input, and combustion readings
  • Safety devices tested
  • Gas pipework tightness tested
  • Record emailed the same day, ready to give your tenants within 28 days

How it works

Three steps.

  1. 01

    Book

Send the address, tenant contact and the expiry date of the current record.

  2. 02

    Check

Every gas appliance and flue checked, as the Gas Safety (Installation and Use) Regulations 1998 require, plus a tightness test and visual check of the pipework, which HSE recommends.

  3. 03

    Record

Emailed the same day, with any defects listed and priced separately.

Questions

Quick answers.

How often does a landlord need a gas safety check?

Every 12 months. The check can be done up to two months before the deadline and the original renewal date is kept.

Can you deal with the tenant directly?

Yes. Give Ross the tenant's number and he will arrange access and keep you informed.

What if an appliance fails the check?

You get a clear explanation and a quote for the repair. Nothing is done without your approval, and unsafe appliances are made safe and labelled as required.
